This site had been land banked by our client for a long period of time and he had already achieved full planning approval which had already been granted for 26 No. Dwellings and 4No. Flats. The site itself wraps around an old unused lime quarry which created a difficult narrowing bottle neck and 90degrees turn in the layout. The site was not serviced by any sewers or any other services and it was located on limestone rock tailing off to softer ground in at the back side. Our brief was to work closely with other consultants to resolve the challenging servicing of the site, upgrade the layout, design new more efficient house types and to increase the house numbers if possible. This was a very challenging design stage for this site which now has one of the deepest pumping stations in N.Ireland for the foul sewer which had to be dug out of limestone rock. We even had to relocate a badger trail ! All that aside we where able to create a substantial central green area, larger gardens all while adding 12No. additional houses to the overall scheme with new house styles that have sold like hot cakes !
